The upcoming construction boom, real estate observers say, gets its boost from a more stable economy, financiers once again being willing to invest and an incoming wave of employees at local companies like Twitter, Zynga and Salesforce. The demand is far greater than the supply right now.

A Rising Tide Lifts Rents, Sinks Home Values:  Rents continue rising nationwide, while hard-hit home values keep declining, according to real-estate website Zillow. Median rents rose 3% from January 2011 to January of this year, while home values fell 4.6% during that period. “The flourishing rental market is the silver lining to the nation’s housing downturn,” says Stan Humphries, Zillow’s chief economist.

January 5, 2012 (Reuters) - According to real estate research firm Reis Inc, U.S. apartment vacancies fell to 5.2 percent a 10-year low in the fourth quarter and rents continued to rise as the economy showed signs of growth. Those trends should continue this year, the firm added, with rents increasing sharply as vacancies decline.

Commercial Property Rebounds as Unemployment Drops

Feb. 24, 2012 (Bloomberg) -- Vacancy rates for commercial property from offices to warehouses will decline this year as the U.S. jobless rate falls, according to the National Association of Realtors.

"Vacancy rates are improving in all of the major commercial real estate sectors," Yun, the group's chief economist, said today in a report. "Sustained job creation is benefiting commercial real estate sectors by increasing demand for space.

"Multifamily has been the strongest performing segment of commercial real estate as demand for apartments boost rents. The vacancy rate may fall to 4.5 percent in the first quarter from 4.7 percent, the report said. Levels below 5 percent are generally considered "a landlord's market."

"As an industry, we can't keep up with this demand right now. This is likely to put inflationary pressure on rents, resulting in higher rents for consumers," Witten said.
